Did you know that 68% of households own a pet? According to an APPA National Pet Owners Survey, pet ownership is at an all-time high and over 76% of millennial renters own a pet.¹ Owners that allow pets in their rental property, increase their applicant pool and have a leg up against competitors who may not allow pets. A survey completed by Avail states that you gain access to an extra 70% of tenants. Pets are like members of the family, and many applicants won’t even consider a property that doesn’t allow them.
RETENTION
A large benefit to allowing pets is that the tenant is more likely to renew, which eliminates any vacancy loss. Pet owners renew leases more frequently than renters without pets because there are less properties available to them and they want to avoid potentially paying another non-refundable pet fee.² According to Zillow, on average, pet owners fill out 1.6 times as many applications as those who do not own pets. Those application fees add up and moving can become quite costly for a pet owner.
PROPERTY CONDITIONS
Taking care of pets also requires extra time and attention. Many pet owners will likely put the same energy toward taking care of the property.² By allowing pets, you also decrease the chance of unknown or unauthorized pets moving in. Tenants are more likely to be upfront about their pets if you allow them.¹ Overall, allowing pets equals happier, more considerate tenants since animals are known to help reduce stress and can make a house feel more like a home.
